Doctors, dentists, medical residents, fellows and other eligible healthcare professionals can face unusual qualification challenges: substantial student debt, new employment contracts and limited savings early in a career. Fairway offers access to multiple physician and medical professional mortgage channels, each with its own guidelines.

Eligibility varies by lending channel, professional designation, occupancy and state. Ken will compare the programs that actually fit your license, employer, anticipated income and desired home.
Several options consider MD, DO, DDS and DMD borrowers. Certain channels also include optometrists, podiatrists and veterinarians.
Some programs consider non-contingent employment contracts before your start date. Timing, reserves, contingencies and documentation vary by channel.
Depending on the provider, qualified nurse practitioners, CRNAs, physician assistants, pharmacists and other licensed professionals may be eligible.
Fairway's internal comparison includes six lending channels. The following are individual program ranges, not a single loan combining every advertised feature.
Some programs allow up to 95%–100% loan-to-value, potentially reducing the initial down payment. Other channels cap LTV at 90%, 97%, or lower, depending on loan size and credit.
Listed maximum loan amounts range by provider and include a channel up to $3 million. Larger financing requires closer review of LTV, reserves, debt ratios and credit.
Certain programs permit closing before a new employment start date—up to 150 days on select channels when contract and reserve conditions are met.
Some programs may exclude qualifying deferred student loans from the debt calculation. Others count them. An income-based repayment amount of $0 does not automatically qualify for exclusion.
Several listed products show no PMI; one requires lender-paid mortgage insurance through Enact. Compare total costs, interest rate and required cash—not just the insurance label.
Some programs permit gifts; others limit or disallow them. Required reserves range by channel, LTV, projected income and loan size.
*Program ranges drawn from Fairway's Medical Professional and Doctor Product Options comparison (October 2026). Minimum score tiers range from 680 to 720; debt-to-income ceilings range from 43% to 50%. Exact availability depends on profession, state, occupancy, units, loan amount and current underwriting guidelines. One matrix provider excludes Maryland; programs must be individually matched to your state.
Whether you're relocating to a hospital, starting residency, completing a fellowship or purchasing your next primary residence, we'll look at what the lender can actually use to qualify you.
Offer letter, salary, contingencies and anticipated start date can change the options available.
Current payments, deferral dates and qualifying documentation matter.
We'll compare down payment, closing costs, reserves and any relevant assistance separately.
Physician mortgages are specialized mortgage products—not government grants. Some may reduce your required down payment, but closing costs or reserves may still apply. Traditional state or local assistance may be another path for eligible buyers and must be assessed separately.
Potentially. Select channels consider future employment offers with specific timing, contract, reserve and contingency requirements.
No. Some channels permit 100% financing for qualified scenarios; others require down payments depending on the loan and borrower.
Under certain documented deferment circumstances and only on specific products. There is no universal exclusion.
