Why Lusby, Maryland Deserves a Spot on Your Rental Property Short List in 2026
Affordable price points, three major employment centers within a short drive, and DSCR financing that qualifies on the property’s rent. Here is how I would look at a Lusby rental before you make an offer.
- As of October 2026, my market search showed 23 Lusby homes under $350,000 with two to four bedrooms and two or more bathrooms.
- As of October 12, 2026, Bright MLS showed seven 3-bedroom Lusby rentals asking $2,000 to $2,600, with a median of $2,400.
- Typical Lusby home values rose about 28.6% from January 2021 to January 2026, roughly 5.2% per year compounded.
- NAS Patuxent River, Calvert Cliffs Nuclear Power Plant, and local healthcare, schools, and county government all draw renters to the area.
- A DSCR loan lets the property’s rent do the qualifying instead of your tax returns.
If you are looking for an investment property in Southern Maryland, Lusby deserves a closer look.
I live in Calvert County. I have spent more than ten years in real estate and have been investing in property since 2014. I have watched this end of the county attract homeowners and renters for the same reasons: access to good jobs, a quieter pace than the D.C. suburbs, and prices that still make sense for a lot of people.
Some of the homes currently on the market could work well as rentals. Not all of them. The opportunity is in finding the ones where the purchase price and the rent line up, then structuring the financing so the numbers hold.
1. Lusby Sits Near a Strong Employment Base
The first thing I look at in any rental market is employment. Where do the tenants work? What keeps them in the area? Why would they choose this community over the next one?
Lusby has good answers to all three questions.
Naval Air Station Patuxent River
Just across the Thomas Johnson Bridge in St. Mary’s County, NAS Patuxent River is one of the largest employers in Southern Maryland. According to the U.S. Navy, the installation supports roughly:
That is about 17,900 people tied to one installation. They need places to live, and not all of them want to live in Lexington Park, California, or Great Mills. Lusby gives them another option on the Calvert side of the bridge.
Calvert Cliffs Nuclear Power Plant
Lusby is home to Calvert Cliffs Nuclear Power Plant, operated by Constellation. Calvert County’s economic development data lists roughly 660 employees at the facility. Add the contractors, maintenance companies, and utility workers who support the plant, and you have another group of people looking for housing close to work.
Other Local Employers
CalvertHealth, Calvert County Public Schools, county government, and a long list of local businesses round out the picture. For an investor, several employers in different industries means a broader pool of potential tenants.
A strong job market does not guarantee rental demand or tenant quality. Every applicant should be screened using the same consistent, lawful standards.
2. The Lusby Rental Market Is Worth Studying
I pulled the active rental listings from Bright MLS on October 12, 2026, for homes with two to three bedrooms and at least two full bathrooms in Calvert County. Here is what Lusby looked like:
| Lusby rentals, Bright MLS, October 12, 2026 | Figure |
|---|---|
| Active 3-bedroom listings | 7 |
| 3-bedroom asking rents | $2,000 to $2,600 |
| 3-bedroom median asking rent | $2,400 |
| 3-bedroom average asking rent | About $2,370 |
| Median days on market (all Lusby listings) | About 36 days |
So a realistic rent for a typical 3-bedroom in Lusby today is about $2,300 to $2,600. Larger, newer, or 4-bedroom homes may command more. In the same search, every Calvert County listing at $2,800 or higher was in Prince Frederick, Huntingtown, Owings, Chesapeake Beach, Solomons, or Dunkirk, and most of those homes were larger.
Now put a $2,400 rent next to purchase prices under $350,000. The deal will not work on every house, but it can on the right one, bought at the right price.
3. Lusby Home Values Rose About 28.6% in Five Years
Rent is only one side of the investment. Appreciation is the other.
Historical Zillow Home Value Index figures show typical Lusby home values moving from about $290,000 in January 2021 to about $373,000 in January 2026. By August 2026, Zillow reported a typical value of roughly $376,873.
| Measure | Approximate figure |
|---|---|
| Typical value, January 2021 | $290,000 |
| Typical value, January 2026 | $373,000 |
| Total change over five years | About 28.6% (roughly $83,000) |
| Average annual compounded change | About 5.2% |
That history is worth considering alongside rental income and the principal you pay down each month. But I want to be clear about something.
A rental should make sense on realistic rent and expenses alone. Appreciation is a bonus, not a business plan. Home values can go down, and past performance does not predict what happens next.
4. What Could a $325,000 Lusby Rental Look Like?
Let’s walk through a hypothetical. An investor buys a three- or four-bedroom home in Lusby for $325,000 using a DSCR loan with 25% down.
| Investment detail | Example |
|---|---|
| Purchase price | $325,000 |
| Down payment (25%) | $81,250 |
| Loan amount | $243,750 |
| Potential monthly rent (Lusby 3-bedroom median) | $2,400 |
| Annual gross rent | $28,800 |
| Assumed monthly principal, interest, taxes, and insurance | $2,100 |
| Estimated DSCR ($2,400 ÷ $2,100) | About 1.14 |
At $2,400 a month, gross rent equals about 8.9% of the purchase price. That is the gross rental yield, not your return.
In this example, the rent covers the housing payment with about $300 a month left over. Maintenance, vacancy, management, and repairs still come out of that $300. Many DSCR programs work at a 1.14 ratio, so the loan may be possible. Whether the investment is worth it is a separate question.
What makes the numbers stronger
The rent in Lusby is what the market says it is. What you control is the price and the property.
- Buy for less. At $300,000 with the same assumptions, the monthly payment drops to roughly $1,950 and the DSCR rises to about 1.23.
- Buy more house. A 4-bedroom or a newer home may support a higher rent than the 3-bedroom median.
- Adjust the down payment. A larger down payment lowers the payment and raises the ratio.
This is why I tell investors to start with the rent comps, not the listing price. Work backward from what the home will realistically rent for.
This example is hypothetical and for educational purposes only. It is not a rate quote, loan offer, or approval.

Check My Numbers5. How a DSCR Loan Helps Investors Buy in Lusby
Plenty of investors hit a wall with traditional financing. Some already own several properties. Others are self-employed, business owners, or 1099 earners with real assets and real income that just does not show up well on a tax return.
That is where a DSCR loan can help.
DSCR stands for Debt Service Coverage Ratio. Instead of qualifying mainly on W-2 income and debt-to-income ratios, a DSCR loan looks at whether the property’s rent covers its housing expense.
Monthly qualifying rent ÷ monthly housing expense = DSCR
Depending on the program, qualification may consider:
- The property’s rent or supported market rent
- Credit history
- Down payment and equity
- Property type
- Cash reserves
- Investor experience and program requirements
Fairway has access to more than ten DSCR investor options, and they do not all look at a deal the same way. Minimum ratios, credit scores, loan-to-value limits, and property types vary. If a property does not fit one program, another may still work. You can see the full menu on my DSCR loans page or the Investor Loan Menu.
6. What to Look for in a Lusby Investment Property
Not every home under $350,000 is a good rental. Before making an offer, I would look for:
- Three or four bedrooms to fit a wider range of households
- Two or more bathrooms
- A functional floor plan
- Off-street parking
- Reasonable maintenance needs
- A practical commute to Pax River, Calvert Cliffs, or Prince Frederick
- HOA or community rules that allow rentals
Lusby has a few local details that deserve extra attention. Many homes are on well and septic. Some neighborhoods have private roads or flood exposure near the water. Insurance costs can vary more than you might expect. Each of these can affect both the financing and your long-term profit, so ask about them early.
7. Why I Am Watching Lusby in 2026
Lusby does not get the investor attention that Prince George’s County or Waldorf get. That is part of what makes it interesting.
You have a community near major federal, defense, and energy employers. You have a track record of rising home values. And right now you have homes listed at prices that individual investors can still reach.
I am not saying every property will cash flow or go up in value. I am saying Lusby belongs on your list if you are serious about investing in Southern Maryland.
