DSCR Loans in California, MD: Financing a Rental Property Near Patuxent River Naval Air Station
If you are considering buying a rental property in California, Maryland, Lexington Park, Great Mills, or another community near Patuxent River Naval Air Station, a DSCR loan may give you another way to finance the investment without qualifying primarily from your personal income.
The important thing to understand is that there is not just one DSCR loan. Fairway works with multiple DSCR investors, giving us access to more than 10 different DSCR financing options. That means I can look at the property, your credit profile, available down payment, expected rent, and your investment strategy to determine which options are worth exploring.
What Is a DSCR Loan?
DSCR stands for Debt Service Coverage Ratio.
Instead of qualifying primarily from W2 income, tax returns, or traditional debt to income calculations, a DSCR loan focuses heavily on whether the investment property generates enough rental income to support its housing expense.
The basic calculation is:
Monthly Qualifying Rent ÷ Monthly Housing Expense = DSCR
For example, if a rental property generates $3,000 per month in qualifying rent and the applicable monthly housing expense is $2,700, the estimated DSCR would be approximately 1.11.
Different DSCR investors have different requirements, so a property that does not fit one program may still fit another.
Why DSCR Financing Can Make Sense in California, Maryland
California, Maryland is located in St. Mary’s County and sits close to Patuxent River Naval Air Station.
That creates a rental market that may include active duty service members, civilian government employees, defense contractors, and other professionals working in and around the installation.
For an investor, the question is not simply whether a house looks like a good rental.
The better question is:
Does the expected rent support the financing structure?
That is exactly where a DSCR analysis can help.
Example: Buying a Rental Property in California, MD With 15 Percent Down
Here is a hypothetical example.
An investor finds a single family home in California, Maryland for $400,000.
The investor believes the property would appeal to military personnel, government employees, or contractors working near Patuxent River Naval Air Station.
One of the DSCR programs available through Fairway may allow financing up to 85 percent loan to value for an eligible scenario.
That could look approximately like this:
| Purchase Price | $400,000 |
| Loan to Value | 85% |
| Estimated Loan Amount | $340,000 |
| Down Payment | $60,000 |
We would then evaluate the qualifying rental income against the applicable monthly housing expense to calculate the DSCR.
If the property does not meet the requirements of the 85 percent LTV program, that does not automatically mean the deal does not work.
We can evaluate the scenario against the other DSCR options available to determine whether a different combination of down payment, credit, DSCR requirement, property type, or investor guideline makes more sense.
This example is for educational purposes only and does not represent an approval, rate quote, or commitment to lend.
Have a Property Already? Send Ken Your Scenario
If you already found an investment property in California, Lexington Park, Great Mills, Leonardtown, or elsewhere in Maryland or Virginia, you do not have to figure out the financing on your own.
Send me the property and the basic details of your scenario.
I can review the expected rent, purchase price, down payment, credit profile, property type, and other factors to determine which DSCR financing paths may be worth exploring.
Prefer to run the numbers first?
Why Having More Than 10 DSCR Options Matters
This is one of the biggest advantages I see when working with real estate investors.
Fairway has access to more than 10 DSCR investor options, and they do not all evaluate a deal the same way.
Depending on the specific program, the differences can include:
- Minimum DSCR requirements
- Minimum credit scores
- Maximum loan to value
- Loan amounts
- Property types
- Investor experience requirements
- Number of financed properties
- Short term rental treatment
- LLC vesting options
- Purchase, refinance, and cash out options
That flexibility becomes especially important when a scenario is not perfect.
Maybe the property cash flows, but the DSCR is lower than expected.
Maybe you want to put less money down.
Maybe you already own several rental properties.
Maybe the property is a condo.
Maybe you are buying your first rental.
Instead of stopping at the first guideline that does not work, I can look across the available options and determine whether another financing solution deserves consideration.
Speed Matters When You Are Buying an Investment Property
Real estate investors often need answers quickly.
You may be deciding whether to make an offer, negotiating with a seller, or comparing several properties at the same time.
Fairway is delegated to underwrite many of the DSCR programs we offer. That means our team can handle underwriting internally on eligible programs instead of relying completely on an outside investor to make every underwriting decision.
Fairway also has dedicated teams and internal resources focused on helping move different types of mortgage loans through the process efficiently.
We strive to provide a preapproval within 24 hours of receiving the required documents and information.
Timing will vary based on the property, loan program, documentation, investor guidelines, and underwriting requirements, but speed and communication are important parts of how I approach an investor scenario.
What If the Property Does Not Have a Perfect DSCR?
Send it to me anyway.
One of the biggest mistakes an investor can make is assuming that a property does not qualify because it does not meet one lender’s DSCR requirement.
Some available DSCR programs have different minimum ratio requirements. Other programs may provide more flexibility based on credit, equity, investor experience, or other characteristics of the file.
My job is not simply to tell you whether one loan program works.
My job is to understand what you are trying to accomplish and help identify the financing paths worth exploring.
Can First Time Investors Use a DSCR Loan?
Potentially, yes.
Some DSCR programs allow first time or inexperienced investors, while others may require previous investment property experience.
This is another example of why having access to multiple DSCR options matters.
Can DSCR Loans Be Used for Short Term Rentals?
Some DSCR programs may allow short term rental income, including certain Airbnb style scenarios, subject to program guidelines and documentation requirements.
If you are considering a short term rental in Southern Maryland or another market, send me the property before assuming the income will be calculated one particular way.
Do I Need Tax Returns for a DSCR Loan?
One of the primary reasons investors consider DSCR financing is that qualification can focus on the investment property’s cash flow rather than traditional personal income documentation.
Documentation and underwriting requirements still apply, so the complete scenario should be reviewed before choosing a program.
