Virginia Mortgage Rates
Quick Answer
Mortgage rates change daily, sometimes hourly, so a number printed on a webpage is out of date almost as soon as it is published. Rather than post a figure here that misleads more often than it helps, I quote Virginia borrowers their actual rate directly, based on their credit, down payment, loan type, and program. Call, text, or email any time for today's real number.
The Fed does not set your mortgage rate. Your 30-year fixed tracks the 10-year Treasury and mortgage-backed securities, which move on the bond market's full read of growth, inflation, government borrowing, and Fed positioning. That is why rates sometimes rise on good economic news and fall on bad news, and why timing your purchase or refinance around headlines is a losing game. The numbers that should drive your decision are your own: your payment, your budget, your timeline, and your break-even if you are refinancing.
If you are buying: Virginia is really two markets wearing one name. Northern Virginia runs at some of the highest price points in the mid-Atlantic, with median-priced homes near $750,000 in many close-in areas, while much of the rest of the Commonwealth trades in the $300,000s and $400,000s. The same rate produces a very different payment in Arlington than it does in Fredericksburg or Richmond. That is why the useful question is never where rates are. It is what the payment looks like on the specific house, in the specific county, with the specific loan structure that fits your file.
If you are military or a veteran: Virginia has one of the largest veteran populations in the country, and VA loans are underused even here. Zero down and no monthly mortgage insurance changes the math meaningfully at today's rates. As a 20-year Navy veteran, I make sure that comparison actually gets run.
If you are an investor: Virginia's rental markets, from military-adjacent areas to university towns, pair well with DSCR financing that qualifies on the property's rent rather than your personal tax returns. For 1099 earners and business owners, bank statement and P&L programs keep strong files from being penalized for smart tax planning.
