Maryland Mortgage Rates
Quick Answer
Mortgage rates change daily, sometimes hourly, so a number printed on a webpage is out of date almost as soon as it is published. Rather than post a figure here that misleads more often than it helps, I quote Maryland borrowers their actual rate directly, based on their credit, down payment, loan type, and program. Call, text, or email any time for today's real number.
The Fed does not set your mortgage rate. Your 30-year fixed tracks the 10-year Treasury and mortgage-backed securities, which move on the bond market's full read of growth, inflation, government borrowing, and Fed positioning. That is why rates sometimes rise on good economic news and fall on bad news, and why timing your purchase or refinance around headlines is a losing game. The numbers that should drive your decision are your own: your payment, your budget, your timeline, and your break-even if you are refinancing.
If you are buying: Maryland's statewide median home price has been running in the mid to upper $400,000s in 2026, with modest year-over-year growth and more listings than a year ago. But Maryland is not one market. Southern Maryland alone ranges from Charles County, where homes average about a month on the market, to St. Mary's, where they average eleven days. Prince George's County sits inside the DC orbit with its own pricing dynamics. The statewide rate story is the same everywhere; your local leverage is not. Match your offer strategy to your county, not to a headline.
If you are a homeowner: the refinance answer depends on when you locked. A 2020 or 2021 rate is worth protecting. A 2023 or 2024 rate is worth a break-even calculation. And FHA borrowers across Maryland who have gained equity through appreciation should check whether a move to conventional would eliminate their monthly mortgage insurance.
If you are self-employed or an investor: Maryland has a large population of 1099 earners, contractors, and small business owners whose tax strategy works against a standard mortgage underwrite. Bank statement, P&L, asset-based, and DSCR programs document income differently and are priced on their own ranges, separate from conventional pricing.
